1. About This Policy

Densi Intelligence Inc. ("Densi," "we," "us") operates the Densi platform at www.densi.city (the "Platform"), an AI-powered urban development feasibility tool currently available in Toronto, Ontario. This Privacy Policy explains what information we collect, how we use it, and your rights. It is governed by the federal Personal Information Protection and Electronic Documents Act (PIPEDA) and applicable Ontario law.

By creating an account or using the Platform, you agree to this Policy. If you are accessing the Platform on behalf of a company, you confirm you have authority to bind that company.

2. Information We Collect

We collect only what we need to run the Platform:

  • Account information: your name, email address, and company name when you register
  • Project data: site addresses, zoning inputs, pro forma figures, and any documents you upload to generate feasibility analyses
  • Usage data: pages visited, features used, and session activity, collected automatically to improve the Platform
  • Technical data: IP address, browser type, and device information
  • Payment information: processed securely by our third-party payment provider; we do not store card numbers

3. How We Use Your Information

We use your information to:

  • Provide and improve the Platform and its features
  • Generate feasibility analyses and related outputs based on the data you enter
  • Communicate with you about your account, updates, and support
  • Process payments
  • Comply with legal obligations and protect the security of the Platform

We do not sell your personal information. We do not use your information for advertising.

4. About AI-Generated Outputs

The Platform uses AI models to generate development feasibility analyses and zoning summaries ("Outputs"). By using the Platform, you acknowledge that:

  • Outputs are for informational and preliminary planning purposes only.
  • Outputs are not professional planning, financial, legal, or investment advice.
  • Densi does not warrant the accuracy or completeness of any Output.
  • You are responsible for independently verifying any Output before acting on it, including for lending decisions, investment decisions, or planning submissions.
  • Densi is not liable for any loss arising from reliance on Platform Outputs.

5. Your Project Data

You own the data you upload. We use it only to deliver the Platform services to you.

We may use anonymized, aggregated data (where no individual or project is identifiable) to improve our models. We will not use your project data in identifiable form to train AI models without your explicit consent.

If you close your account, we will delete your project data within 90 days unless we are required by law to retain it.

6. Sharing Your Information

We share your information only with:

  • Service providers who help us operate the Platform (such as cloud hosting and payment processing), under confidentiality obligations
  • Authorities where required by law or court order

If Densi is acquired or merges with another company, your information may be transferred as part of that transaction. We will notify you if this occurs.

7. Security

We use industry-standard security measures including encrypted data transmission (TLS) and access controls. No system is perfectly secure, and you are responsible for keeping your account credentials confidential.

8. Cookies

We use essential cookies to keep you logged in and operate the Platform. We may use analytics cookies to understand how the Platform is used. You can disable cookies in your browser settings, though some Platform features may not work as a result.

9. Your Rights

Under PIPEDA, you have the right to access and correct the personal information we hold about you. To make a request, or to delete your account and data, contact us at:

This Policy is governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein.
